Creselio is in beta
Creselio is currently in a limited beta. These Terms of Use describe, as accurately as we can, the rules for using the product as it exists today. They are not a final, exhaustively lawyer-reviewed contract, and they will be revised as the product, its features and our legal review develop — we'll update the "last updated" date whenever that happens.
About these Terms
These Terms of Use ("Terms") govern your access to and use of Creselio, the website and application operated by Laurent Bouhnik ("Creselio", "we", "us"). By creating an account or otherwise using Creselio, you agree to these Terms. If you don't agree, please don't use the service. Our Privacy Policy and Cookie Policy explain how we handle personal data and use cookies and similar technologies.
What these Terms cover
These Terms cover Creselio's current features: creating an account, analysing a property's affordability and cost, importing or entering listing details, comparable asking-price and rental-market estimates, preparing for and recording property viewings (including AI-assisted viewing and photo insights), comparing properties, and exporting reports. Creselio does not currently offer mortgage brokering, legal representation, making or managing an offer, arras or compraventa contracts, or any paid product or subscription. If we introduce any of these in the future, we will publish updated or additional terms before they become available, rather than applying these Terms to functionality they were never written for.
What Creselio is — and isn't
Creselio is an independent decision-support tool for people buying residential property in Spain. It is not an estate agency, a mortgage broker or lender, a law firm or legal adviser, a valuation or appraisal company, or a surveyor. Creselio does not act on your behalf in any transaction, does not negotiate or submit offers, does not hold or handle client funds, and does not make any legally binding decision for you. Every analysis, estimate, checklist and AI-generated insight is provided to inform your own judgement — the decisions, including whether and how much to offer for a property, are always yours to make.
Who can use Creselio
You must be at least 18 years old and legally capable of entering into a binding contract to create a Creselio account. Creselio is intended for personal, non-commercial use by individual buyers evaluating residential property for their own purposes; if you'd like to use it in a professional or commercial capacity, contact us first at hello@creselio.eu. You must provide accurate information when creating your account and keep it up to date.
Your account and its security
You're responsible for keeping your password confidential and for all activity that happens under your account. Tell us immediately at hello@creselio.eu if you suspect unauthorised access to your account. We're not liable for losses caused by someone else using your account with credentials you failed to keep secure, except where that liability cannot be excluded by law.
Acceptable use
You agree not to: use Creselio for any unlawful purpose, or to infringe anyone else's rights; attempt to circumvent, disable or interfere with security features, rate limits or usage quotas; scrape, crawl or systematically extract data from Creselio itself, or reverse-engineer its software; misuse the listing-import feature to obtain third-party listing content in a way that breaches the source website's own terms or applicable law, beyond your own personal, one-off review of a specific property; upload content that is unlawful, infringing, defamatory or that identifies another person without a legitimate reason connected to evaluating the property; or impersonate any person or misrepresent your affiliation with anyone. We may suspend or terminate accounts that breach this section — see "Suspension and termination" below.
Imported listings and third-party data
When you import a listing by pasting a URL or entering details yourself, Creselio retrieves or stores the property and listing information you've asked for, using data-access providers such as RealtyAPI, ScrapingBee and Geoapify. This third-party listing, market and location data is provided by the original portal, agent or public data source, not created by Creselio, and we don't guarantee its accuracy, completeness or that it remains available or up to date — listings get sold, prices change, and portals update or remove pages without notice. Comparable-pricing and rental-market data reflect other people's current advertised listings, not verified transactions, and can shift as the underlying market moves.
Content you provide
You keep ownership of the notes, photos and other content you add to your account ("your content"). By submitting it, you grant Creselio a licence to store, process, reproduce and display it back to you, and to use it to generate the analysis, checklists, AI-assisted insights and PDF exports you request — solely for the purpose of providing you the service. You're responsible for what you upload: don't include another identifiable person's personal details (such as a face, name or document) unless it's genuinely necessary to evaluate the property and you have a lawful basis to include it, and don't upload content you don't have the right to share. We may remove content that breaches these Terms.
AI-generated content and its limits
Some features — including viewing insights, listing photo intelligence, and property viewing summaries — use a third-party AI provider (currently Anthropic) to generate observations from the property details, your notes and, where relevant, your photos, only when you explicitly request them. AI-generated content is decision-support only: it can miss things, misread a photo or note, or phrase something imprecisely, and it is never a substitute for seeing the property yourself or for a qualified professional's opinion on anything structural, electrical, damp-related or legal. Creselio does not use these features to make any automated decision that produces legal effects concerning you, and you should always review AI-generated findings against what you actually observed before relying on them.
Valuation and rental-market estimates
Creselio's comparable-pricing feature shows a range based on other properties' current advertised asking prices near the one you're analysing — it is a market comparison, not a formal valuation, appraisal or "tasación", and it does not establish or predict a final transaction price. Rental-market figures are similarly based on other listings' advertised asking rents, not signed leases, and don't account for legal rent limits that may apply to the specific property. Neither estimate is a guarantee that a property is fairly priced, correctly valued, or suitable for your needs — always verify pricing and rental potential independently, including against a professional valuation where the transaction size warrants it.
Not legal, financial, tax or professional advice
Nothing in Creselio — including tax estimates, affordability and cost calculations, comparable-pricing figures, checklists or AI-generated insights — is legal, financial, tax, mortgage, surveying, architectural or other professional advice, and none of it replaces independent professional guidance or formal due diligence. Tax and cost estimates are indicative, generalised from publicly available rules, and can vary by region, individual circumstance and changes in legislation we haven't yet reflected. Always verify important information, and get qualified professional advice, before making an offer or signing any binding document.
Links to third-party sites
Creselio may link to or reference listing portals, agents or other third-party websites. We don't control and aren't responsible for their content, accuracy, availability or practices, and a link doesn't mean we endorse the site. Any dealings you have with a third party you reach through Creselio are between you and that third party.
Intellectual property
Creselio's name, branding, software, design and original content are owned by Laurent Bouhnik or licensed to us, and are protected by intellectual property law. We grant you a personal, non-exclusive, non-transferable licence to access and use Creselio for your own property-buying purposes, subject to these Terms. You may not copy, modify, distribute, sell or create derivative works from Creselio's own software, design or content, or use our branding, without our prior written permission. This doesn't affect your ownership of your own content, or the reports and PDFs you generate for your own use.
Service availability and beta status
Creselio is in active beta: features are still being built, refined and occasionally changed or removed, and we don't guarantee that the service will be available at all times, uninterrupted or error-free. We'll try to give reasonable notice of changes likely to materially affect you, but during this beta phase functionality may change without advance notice. If something breaks or behaves unexpectedly, please tell us at hello@creselio.eu — beta feedback genuinely shapes what we build next.
Changes to the service
We may add, change, suspend or discontinue features of Creselio at any time, including features you already use, as the product develops. Where a change would materially reduce what a paid feature offers, we will address that when paid features actually exist; today, since Creselio is free to use, we'll make reasonable efforts to let you know about significant changes in advance but can't guarantee that every change will be flagged before it happens.
Suspension, termination and your right to leave
You can stop using Creselio and permanently delete your account and its data at any time from your account page — see our Privacy Policy for exactly what that removes. We may suspend or terminate your access if you materially breach these Terms (for example, the acceptable-use rules above), if we reasonably believe your account poses a security or legal risk, or if we discontinue the service entirely — in the latter case, we'll give you reasonable notice and an opportunity to export or delete your data first, where practicable. Sections of these Terms that by their nature should survive termination (such as intellectual property and liability) continue to apply.
Creselio is currently free to use
Creselio does not currently charge for any feature, and creating an account requires no payment. Nothing in these Terms should be read as describing a paid plan, subscription, refund policy or payment obligation, because none currently exist. If we introduce paid features in the future, we will tell you clearly before you're asked to pay anything, and we'll publish updated terms covering pricing, billing and cancellation at that time.
Limitation of liability
Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be excluded or limited under Spanish or applicable EU consumer-protection law — those liabilities are never limited. Subject to that, and to the maximum extent the law allows, Creselio is provided as a decision-support tool and we are not liable for losses arising from a decision you make about a property (such as making an offer, arranging finance, or proceeding with a purchase) based on information the service provided, nor for indirect or consequential losses, because that information is always meant to be verified independently before you rely on it. This limitation does not affect any right you have as a consumer that cannot be waived by contract.
Your rights as a consumer
If you're a consumer (using Creselio for personal purposes, not as a business), nothing in these Terms takes away any right that Spanish or EU consumer-protection law gives you, and if any clause here conflicts with a right you can't legally waive, that mandatory right prevails. If you're an EU consumer, you may also have access to out-of-court consumer dispute-resolution bodies, such as a national consumer arbitration board, in your own country; your national consumer-protection authority can tell you what's currently available.
Governing law and jurisdiction
These Terms are governed by Spanish law. If you're a consumer resident in another EU country, mandatory consumer-protection rules of your own country of residence may also apply and continue to protect you, regardless of this clause. In line with EU rules on jurisdiction, if you're an EU consumer you can bring proceedings relating to these Terms before the courts of Spain or before the courts of your own country of residence, and if we ever needed to bring proceedings against you, we could only do so in the courts of your country of residence.

Changes to these Terms
We may update these Terms as Creselio, its features and our legal review evolve. We'll update the "last updated" date whenever we do, and where a change is material, we'll make reasonable efforts to let existing users know — for example, by notice within the product — before or shortly after it takes effect. Continuing to use Creselio after a change takes effect means you accept the updated Terms; if you don't agree with a material change, you can stop using the service and delete your account at any time.
